01Acceptance of These Terms
These User Agreement and Terms of Use ("Terms") govern access to and use of Bopperty, including the website at bopperty.ie, the homepage search and report-generation tools, the area reports themselves, the sold-prices pages, the area comparison tool, the content hubs at /buying-a-home-in-ireland, /renting-in-ireland, and /selling-in-ireland, the readiness check tools available on those hubs, the local agent introduction service at /local-experts, the agent registration service at /for-agents, the agent portal, consumer accounts, the Head Start programme and its watch registrations, the affordability guide and its email sign-up, downloadable or shared report content, emails sent by Bopperty, and related services.
These Terms describe Bopperty and its services as currently operated. Bopperty may change its services and commercial model over time; Section 22 governs how changes are made and notified.
Nothing in these Terms conditions, restricts, or applies to statutory communications: submissions of DSA illegal-content notices, data-protection rights requests, equality or accessibility complaints, or other legal notices, whether made through the routes Bopperty publishes or to legal@bopperty.ie, are not subject to acceptance of these Terms and do not constitute acceptance of them.
Before generating a report or comparing areas, you are asked to accept these Terms and acknowledge the Privacy Policy and Cookie Notice. This step does not seek consent for non-essential cookies. Non-essential cookies are controlled separately through the cookie settings page. If you do not accept these Terms, you cannot generate a report, compare areas, view readiness check results, create an account, submit a request through /local-experts or /for-agents, or use other restricted service functionality.
By clicking to accept, by creating an account or signing in, by adding a Head Start watch, by generating a report, by comparing areas, by completing a readiness check, by submitting a request through /local-experts or /for-agents, by downloading a report, by sharing a report, or by otherwise using Bopperty's restricted services, you agree to these Terms. Submitting a correction, a notice, or a statutory communication does not constitute acceptance of these Terms.
If you use Bopperty on behalf of a company, organisation, developer, agent, public body, adviser, fund, lender, insurer, professional practice, or other entity, you confirm that you are authorised to bind that entity and that both you and that entity are bound by these Terms.
Bopperty maintains a record of each acceptance event. We record: the Terms version accepted; the Privacy Policy and Cookie Notice versions presented and acknowledged; the timestamp; a hashed record of the IP address; a hashed record of the browser user-agent; and the acceptance reference and surface. Retention of acceptance logs is described in the Privacy Policy.
02Age Requirement
Ordinary browsing of Bopperty's informational pages is open to everyone. Accepting these Terms, creating an account, and using Bopperty's accounts, reports and comparisons, and commercial or record-creating services (including viewing readiness check results, adding Head Start watches, and submitting requests through /local-experts or /for-agents) require you to be 18 years of age or older. By accepting these Terms or using those services, you confirm that you are at least 18.
Statutory routes are open to everyone irrespective of age: anyone, including a person under 18, may make a data-protection rights request, submit a DSA notice, or raise an equality or accessibility complaint, and Bopperty facilitates such requests in line with GDPR Article 12.
If you are under 18, you must not accept these Terms, create an account, or use the services listed above. If a parent or guardian believes a person under 18 has created an account or provided personal data to Bopperty, use the contact form at /contact (privacy category) or legal@bopperty.ie and Bopperty will take reasonable steps to delete it.
03Who We Are
Bopperty is operated by Bopperty Ltd, an Irish company with its registered address at 77 Camden Street Lower, Dublin 2, Dublin, Ireland, D02 XE80.

Bopperty provides area reports generated from public, licensed, third-party, and derived data sources, together with content hubs covering buying, renting, and selling residential property in Ireland.
Bopperty is independent. It is not affiliated with, endorsed by, sponsored by, authorised by, or acting for any government body, regulator, local authority, property services provider, estate agent, letting agent, auctioneer, valuer, lender, insurer, data provider, public registry, public body, or professional adviser unless expressly stated in writing.
04What Bopperty Does
Bopperty provides online area reports using public, licensed, third-party, and derived information, together with content hubs covering buying, renting, and selling residential property in Ireland.
Reports may include information about matters such as:
- local amenities and community context;
- transport context;
- education and registered centre-based childcare availability indicators;
- demographics and population context;
- general area characteristics;
- neighbourhood and built-environment context;
- public-service context;
- market-context indicators including indicative price and rental information (these are general guidance only and are not valuations, advised market values, or rent assessments within the meaning of the Property Services (Regulation) Act 2011);
- other area-level information derived from available sources.
The content hubs (/buying-a-home-in-ireland, /renting-in-ireland, /selling-in-ireland) each provide a comprehensive guide and a personalised readiness check tool. Readiness check tools ask multiple-choice questions about the user's current situation and produce a personalised checklist of items to consider. Hub guides and readiness check tools are educational; they do not provide regulated advice and do not assess individual suitability.
Reports and content hubs are intended to describe area-level context, market context, and process context, not to assess or profile any specific person or household. Bopperty does not produce content that makes decisions about individuals or assesses individual suitability.
Where a user selects a pin or location, Bopperty uses that input to generate area-level context around the selected location. Bopperty does not produce a valuation, condition assessment, suitability assessment, or professional opinion about any specific property or transaction.
Bopperty also publishes sold-prices statistics pages derived from the Property Price Register and an area comparison tool that presents the same area-level figures side by side.
Reports and readiness check results are automatically generated. Bopperty may use algorithms, geospatial analysis, data matching, classification, summarisation, and other automated processes to generate outputs.
Sources are credited in report sections and hub content where practicable. Source data may be delayed, incomplete, inaccurate, misclassified, withdrawn, corrected, superseded, or updated after a report or result is generated. Bopperty may apply rules, thresholds, multiples, or parameters published by regulators, public bodies, or third parties as in effect at the time a report or result is generated. Those rules are subject to change. Bopperty does not undertake to update reports or readiness check results after generation. Authoritative current rules remain available from the relevant publishers.
05Current Scope of Service
Bopperty's services include:
- a curated taxonomy-based location search;
- GPS-based location search where the user permits this through their device or browser;
- map-based location selection by pin drop;
- area report generation;
- sold-prices pages at national, county, and area level, with a methodology page;
- an area comparison tool;
- content hubs at /buying-a-home-in-ireland, /renting-in-ireland, and /selling-in-ireland, each with a comprehensive guide and a personalised readiness check tool;
- an affordability guide with an email updates sign-up;
- a contextual acknowledgement card on report pages prompting users to take a relevant readiness check or use the local agent introduction service;
- a local agent introduction service at /local-experts where users can request that a PSRA-licensed property services provider in their area contacts them;
- an agent registration service at /for-agents for PSRA-licensed property services providers and individuals authorised to act for them;
- an agent portal for PSRA-licensed publishing agents;
- free consumer accounts with one-time-code sign-in;
- the Head Start watch programme;
- free usage allowances measured in distinct areas, with account-based access controls (Section 10);
- email sign-up points for optional updates and alerts;
- anti-abuse, rate-limiting, and fair-usage controls;
- a report correction and source challenge process at /corrections.
Bopperty may add, change, or withdraw informational and readiness tools from time to time; the tools available are those offered on bopperty.ie at the time of access, and these Terms apply to all of them. Services may change over time; Section 22 governs changes.
Bopperty does not operate:
- an estate agency, letting agency, or auctioneering service;
- a property valuation service;
- a property management service;
- a brokerage service;
- any service regulated by the Property Services Regulatory Authority.
Listing services, where offered, are governed by Section 5.1 and by the separate terms that apply to publishing agents.
5.1 Listing Content
Where Bopperty publishes property listings, the following terms apply to listing content.
Listings are created and provided by PSRA-licensed property services providers ("publishing agents"), not by Bopperty. The publishing agent is responsible for the accuracy, completeness, and lawfulness of its listing content, including price, property details, images, and the Building Energy Rating (BER) information required by law. Bopperty does not verify listing content and does not warrant its accuracy.
Listing content must comply with the Equal Status Acts 2000-2018. The Equality Statement describes the standards that apply.
Anyone who believes listing content is inaccurate, unlawful, or otherwise objectionable can use the process at /corrections, including the illegal-content notice path described in the Digital Services Act Notice.
Where a listing is published for a fee, you have the right to be informed of the identity of the person on whose behalf the listing is published. You can request this through /contact.
06Bopperty Is Not a PSRA-Licensed Property Services Provider
Bopperty is not licensed by the Property Services Regulatory Authority ("PSRA") under the Property Services (Regulation) Act 2011.
Bopperty does not provide, and nothing on Bopperty should be interpreted as:
- a property valuation;
- an advised market value;
- estate agency services;
- letting agency services;
- auctioneering services;
- property management services;
- property brokerage;
- property investment advice;
- property marketing advice;
- development advice;
- financial advice;
- legal advice;
- tax advice;
- planning advice;
- insurance advice;
- surveying advice;
- professional advice of any kind.
Bopperty does not act as estate agent, letting agent, auctioneer, property manager, valuer, broker, surveyor, legal adviser, financial adviser, planning adviser, or other professional adviser.
Bopperty does not recommend whether any person should buy, sell, rent, let, develop, finance, insure, market, value, avoid, or otherwise deal with any property, site, development, area, location, or transaction.
The intent inputs collected on the homepage (such as Buy, Rent, Sell, Let) are used to tailor the contextual content of an area report. They are not used to match buyers with properties, to negotiate transactions, or to deliver any regulated property service.
6.1 Local Agent Introduction Service (/local-experts)
Bopperty operates a service at /local-experts where users can request that a PSRA-licensed property services provider in their area contacts them about selling or letting their property. Bopperty's role is limited to capturing the user's request and transmitting it to a property services provider licensed for the relevant service (Class B for sale or purchase; Class C for letting) and active in the user's area. Bopperty does not negotiate, advise on, value, market, manage, let, sell, or otherwise provide regulated property services. The receiving property services provider determines its subsequent professional processing as an independent controller and is subject to the Property Services (Regulation) Act 2011 and to its own data protection obligations under GDPR. The Privacy Policy describes this transmission in further detail.
6.2 Readiness Check Tools
Bopperty's readiness check tools on the content hubs are educational. They produce a personalised checklist based on the user's stated situation. They do not provide regulated advice, do not produce valuations, do not assess individual suitability for any property, financing arrangement, area, or transaction, and do not produce credit, lending, insurance, eligibility, or legal determinations.
6.3 Special-Category Data and Equal Status
Bopperty does not design reports, content hubs, or readiness check tools to infer, target, profile, or make decisions about individuals based on special-category personal data within the meaning of GDPR Article 9. Bopperty does not present any area as suitable or unsuitable for individuals on the basis of any protected ground under the Equal Status Acts 2000-2018.
07No Reliance for Property, Investment, or Commercial Decisions
Bopperty reports, content hubs, and readiness check results are for general guidance only.
Bopperty content is not designed, intended, or suitable to be used as the sole or primary basis for any property, financial, investment, development, lending, insurance, planning, legal, commercial, or personal decision.
You must not rely on Bopperty as a substitute for your own due diligence, physical inspection, professional advice, official searches, legal advice, planning advice, valuation advice, surveyor advice, financial advice, insurance advice, or direct confirmation from official sources.
Before making any decision concerning a property, development, site, area, transaction, investment, loan, letting, sale, purchase, insurance matter, or commercial activity, you must independently verify all relevant information with appropriate official sources and suitably qualified professionals.
Bopperty does not warrant that any area, property, site, development, amenity, public service, school, transport link, childcare facility, environmental feature, planning context, or market context is suitable for any particular person, household, business, developer, investor, lender, insurer, buyer, seller, landlord, tenant, or occupier.
08No Emergency, Safety, or Live-Decision Use
Bopperty is not a live, emergency, safety, public-service, environmental-alert, planning-alert, or risk-alert system.
Reports and readiness check results may not reflect current incidents, closures, service disruptions, hazards, planning changes, school capacity changes, environmental events, transport service changes, childcare facility status changes, or other time-sensitive matters. Source data is collected and refreshed on Bopperty's own schedule, which may lag the underlying real-world position by days, weeks, or longer.
You must not rely on Bopperty for any decision that depends on current operational status, current safety information, current service availability, or live conditions. Where current information matters, consult the relevant authority, operator, regulator, or provider directly.
09Report and Readiness Check Disclaimers and User Acknowledgement
Before generating a report or comparing areas, Bopperty requires you to acknowledge wording substantially similar to the following:

Comparison pages display corresponding disclaimers appropriate to side-by-side presentation.
Where reports or readiness check results are downloaded, exported, shared, or printed, Bopperty may include disclaimers, ticket numbers, source notes, date stamps, correction links, copyright notices, and other notices.
You must not remove, obscure, crop, suppress, alter, or misrepresent any disclaimer, source note, date stamp, report ID, ticket number, correction notice, copyright notice, database-right notice, or limitation statement.
10Free Access, Usage Allowances, and Accounts
10.1 Bopperty is free to use. If Bopperty introduces paid features in the future, they will be clearly identified as paid before any charge arises, and these Terms will be updated first.
10.2 Free access to Bopperty's area-level products is measured in distinct areas, not page views, counted separately for area reports and sold-prices pages. Opening an area report counts that area once towards your report allowance; an area comparison counts each area it displays towards your report allowance; opening a sold-prices area page counts that area once towards your separate sold-prices allowance. Each allowance operates within its own rolling 30-day window, and viewing the same area again within that window is not counted again. County and national sold-prices pages, the methodology page, hub guides, and affordability pages are not counted. Even when your sold-prices allowance is used, sold-prices area pages continue to show a headline figure.
10.3 The allowances are larger for signed-in users than for users without an account. The current allowance levels are published at /unlock, which is linked before an area is first counted. Bopperty may adjust those levels prospectively in accordance with Section 22.
10.4 Reaching a limit does not remove access permanently. Creating a free account or signing in increases your allowances immediately, and each allowance renews as its 30-day window moves.
10.5 Without an account, your allowances are measured using a signed browser cookie and a hashed record of your IP address. Signed in, they are measured against your account. The Privacy Policy and Cookie Notice describe what is stored and for how long.
10.6 Accounts are free. Bopperty signs you in with one-time codes sent to your email address; there are no passwords. You must provide an email address you control and keep control of it, because anyone with access to your email inbox can access your account; tell Bopperty promptly through /contact if you lose control of that address. The age requirement in Section 2 applies to accounts. You may hold only one account.
10.7 You can delete your account at any time from your account settings. What happens to your data when you do, including timing, is described in the Privacy Policy.
10.8 The allowances exist to keep Bopperty free and to prevent bulk extraction. You must not attempt to circumvent them, including by deleting cookies, rotating devices, networks, or IP addresses, or by creating or using more than one account for that purpose. Bopperty may refuse, suspend, limit, or terminate access where it has reasonable grounds to believe these Terms have been breached or an allowance circumvented. Any such restriction is applied with the safeguards described in Section 22: it will be reasoned and proportionate, will ordinarily be preceded by a warning, and will be time-limited where it takes the form of a suspension; it never affects the statutory communication routes described in Section 1. Section 12 describes the technical controls; Section 21 lists prohibited conduct.
10.9 Signed-in estate agents using the agent portal are exempt from the allowances. Agent portal access is governed by the Bopperty Agent Listing Terms, which apply in addition to these Terms.
10.10 Bopperty sends transactional communications where necessary to provide the service, and marketing communications only with your consent, as described in the Privacy Policy.
11Location Search and GPS
You may search Bopperty by selecting a location from the curated taxonomy autocomplete, by using the map to drop a pin, or by allowing your device or browser to share GPS coordinates. Free-text street-address entry and free-text Eircode entry are not search paths to a report.
If you choose GPS search, your browser or device will ask for permission. You do not have to use GPS search.
GPS coordinates, manually entered locations, pinned map positions, and related location inputs may be used to resolve your selection to an area, to generate reports, and to maintain usage records consistent with the Privacy Policy.
Pin precision is not embedded in shareable report URLs. Where Bopperty needs to retain pin context for a session, it does so in a short-lived signed session cookie described in the Cookie Notice.
Location-based outputs may be affected by geocoding error, mapping error, boundary interpretation, radius settings, dataset coverage, public-source limitations, and source update delays.
12Bot Detection and Abuse Prevention
Bopperty operates as a free service. To keep it free and to prevent abuse, Bopperty uses automated controls including rate limiting, IP-based throttling, signed-cookie session controls, hashed IP records, and a bot-signal challenge on forms and sign-in flows.
These controls help Bopperty:
- enforce the free usage allowances within their rolling 30-day windows;
- detect and prevent scraping, automated extraction, and bot abuse;
- detect and prevent attempts to bypass the allowances, access controls, or other security measures;
- preserve service availability for ordinary users;
- secure public forms and sign-in flows against bot abuse, including the corrections form, the /local-experts and /for-agents forms, the contact form, account sign-up and sign-in, and the agent portal sign-in.
Bopperty also uses a site-wide security and bot-management provider at the network edge; its cookies are described in the Cookie Notice.
Bopperty's lawful basis for these controls is the strictly-necessary exemption under the Irish ePrivacy Regulations 2011 (SI 336/2011, Regulation 5(3)) and GDPR Article 6(1)(f) legitimate interest in fraud and abuse prevention, as recognised in Recital 47 GDPR. The Privacy Policy and Cookie Notice describe this basis and the categories of recipients in more detail.
Bopperty does not deploy device-identification or browser-fingerprinting technology, and does not use any such techniques for tracking, advertising, behavioural profiling, or cross-site identification. Bopperty's network-edge security provider analyses technical request signals (such as IP address and request characteristics) to detect and block malicious traffic, as described in the Privacy Policy and Cookie Notice.
The technical implementation may change over time. The Privacy Policy describes the current categories of recipients and the data processed.
13Source Data and Limitations
Bopperty uses public, licensed, third-party, official, open, and derived data sources.
Bopperty does not guarantee that:
- any source is complete, current, accurate, or suitable for your purpose;
- every relevant source has been included;
- a source has been updated recently;
- official or public-source records are error-free;
- a location, boundary, radius, or classification is precise;
- a source remains available after a report is generated;
- a report or readiness check result reflects developments after the generation date;
- a report includes all amenities, schools, services, risks, planning matters, market indicators, or relevant local characteristics.
Where Bopperty applies regulatory, statutory, or third-party rules (such as mortgage loan-to-value or loan-to-income parameters, rent control caps, tax rates, stamp duty rates, or scheme parameters), it does so using the values in effect at the time the report or readiness check result is generated. Those rules may have changed since. The relevant publisher's website is the authoritative source for current rules.
Bopperty may change, add, remove, reclassify, reweight, annotate, or update sources, hub content, and methodology at any time.
Bopperty does not undertake to update reports or readiness check results after generation unless expressly stated.
14Professional and Commercial Use
If you use Bopperty in connection with a business, profession, development, estate agency, letting, investment, lending, insurance, advisory, public-sector, research, journalistic, media, or commercial activity, you are responsible for applying your own professional skill and judgment.
You must not present Bopperty reports, hub content, or readiness check results as:
- valuations;
- professional advice;
- official searches;
- planning opinions;
- investment recommendations;
- suitability assessments;
- verified statements of fact for professional reliance;
- sales particulars;
- lending or insurance diligence;
- development due diligence;
- legal or regulatory advice.
You must not provide, resell, reproduce, republish, or incorporate Bopperty content into advice, marketing material, property particulars, investment material, development material, lending material, media material, or client deliverables unless Bopperty has expressly agreed this in writing.
15Sharing Reports and Extracts
You may share a link to a Bopperty report for personal, non-commercial purposes, provided that the report is not altered and all disclaimers, source notes, date stamps, report IDs, correction links, copyright notices, and limitation statements remain visible.
You must not share, quote, screenshot, edit, crop, reproduce, summarise, headline, or present Bopperty content in a way that is misleading, incomplete, out of context, defamatory, commercially deceptive, or likely to create the false impression that Bopperty has provided a valuation, professional advice, official determination, regulatory finding, or recommendation.
You must not remove or obscure any disclaimer, source credit, date stamp, report ID, ticket number, correction notice, copyright notice, database-right notice, or limitation statement.
You must not use Bopperty content in advertising, property particulars, investment material, sales material, development marketing, media campaigns, professional advice, client deliverables, or commercial reports without Bopperty's prior written permission.
Bopperty may suspend, restrict, archive, remove, watermark, limit, or disable access to any report, sharing feature, account, or user where Bopperty considers that its content has been misused, misrepresented, or taken out of context.
Nothing in this Section restricts uses permitted by law, including fair dealing, lawful criticism, review, quotation, news reporting, or other uses that cannot lawfully be restricted by contract.
16Media, Press, Research, and Public Commentary
Bopperty reports, hub content, and readiness check results may only be quoted, referenced, or described in a way that is accurate, fair, contextual, and not misleading.
Any media, press, publisher, commentator, researcher, analyst, or other third party referencing Bopperty content should include:
- the report or content date;
- the relevant area or report ID;
- relevant source context;
- any correction status;
- the fact that Bopperty content is automatically generated;
- the fact that Bopperty content is for general guidance only.
Bopperty does not authorise publication of extracts, screenshots, headlines, summaries, commentary, or social media posts that misstate, exaggerate, omit material context, remove disclaimers, or present Bopperty outputs as official findings, valuations, professional advice, or recommendations.
Nothing in this Section restricts uses permitted by law, including fair dealing, lawful criticism, review, quotation, news reporting, or other uses that cannot lawfully be restricted by contract.

17Third-Party Sharing and Republication
Bopperty is not responsible for third-party posts, screenshots, comments, articles, summaries, edits, extracts, republications, interpretations, or commentary concerning Bopperty content.
Third-party sharing may omit important context, source dates, disclaimers, corrections, or later updates. Users and readers should review the original report, source notes, date stamps, and correction status before drawing conclusions.
Where Bopperty becomes aware that its content has been materially misrepresented, Bopperty may request correction, clarification, removal, right of reply, or other action. Bopperty is not responsible for monitoring all third-party use of its content.
18No Right to Favourable Presentation
Bopperty is not required to alter, suppress, remove, rewrite, re-rank, reclassify, or avoid publishing accurate, source-based, contextual information solely because a person considers it commercially inconvenient, reputationally unwelcome, or unfavourable.
This does not limit Bopperty's correction process where information is inaccurate, outdated, incomplete, misleading, unlawfully displayed, or otherwise requires correction under applicable law.
19Report Correction and Source Challenge Process
Bopperty operates a formal report correction and source challenge process.
If you believe that a Bopperty report, hub guide, or readiness check result contains inaccurate, outdated, incomplete, misleading, wrongly classified, or incorrectly presented information, you may submit a correction request using Bopperty's correction form at https://bopperty.ie/corrections.
When you submit a correction request, Bopperty will issue or display a ticket number. You should keep this ticket number for reference.
A correction request should, where possible, include:
- the report, report ID, hub page, readiness check result, area, location, or section concerned;
- the information you believe is inaccurate, outdated, incomplete, misleading, wrongly classified, or incorrectly presented;
- the reason you believe a correction is required;
- supporting evidence, source material, official records, or other relevant information;
- your contact details if you want Bopperty to follow up with you.
Bopperty will review correction requests in good faith. Where Bopperty determines that a correction, clarification, update, source annotation, removal, suppression, or other change is necessary, Bopperty will seek to make the change.
Bopperty may, depending on the circumstances:
- correct the relevant information;
- update the relevant report, hub page, or readiness check methodology;
- add a clarification, source note, date note, or qualification;
- remove, suppress, or archive relevant content;
- decline the correction request where Bopperty considers the existing content to be accurate, fairly presented, source-based, opinion-based, contextual, or not materially misleading;
- request further information before making a determination.
Submitting a correction request does not require Bopperty to amend, remove, suppress, or republish any content unless Bopperty determines that a correction or other change is necessary or unless required by applicable law.
Bopperty is not obliged to remove accurate, source-based, fairly presented, contextual, or analytical material merely because it is unfavourable, commercially inconvenient, or may affect perceptions of a property, development, area, amenity, service, business, or location.
Where a correction request concerns personal data, Bopperty will handle the request in accordance with applicable data protection law and Bopperty's Privacy Policy. Data subject rights requests (including rectification and erasure of personal data) can be made through the contact form at /contact (privacy category) or legal@bopperty.ie as described in the Privacy Policy.
Bopperty may keep records of correction requests, ticket numbers, investigation steps, evidence received, decisions made, and changes applied for audit, compliance, service integrity, dispute management, and legal purposes.
A correction, clarification, update, annotation, suppression, archive, or removal does not constitute an admission of liability, fault, unlawfulness, inaccuracy, negligence, defamation, breach of duty, or wrongdoing by Bopperty.
20Intellectual Property, Database Rights, and Restrictions
All intellectual property rights in Bopperty, including the website, reports, readiness check tools and results, hub content (including comprehensive guides and master checklist data), summaries, layouts, text, compilations, classifications, derived data, report structure, scoring logic, methodology, look and feel, software, databases, source selections, data arrangements, and original content, belong to Bopperty or its licensors.
Bopperty asserts database rights in its compilations, classifications, taxonomies, and derived datasets under Directive 96/9/EC (the EU Database Directive) and the Irish implementation thereof.
Trade marks. "Bopperty" and associated names, logos, product names, slogans, trade dress, and brand elements are trade marks or registered trade marks in the European Union, the United Kingdom, and other territories where registered. "Bopperty" is a registered trade mark in the European Union (EUTM No. 019072855) and the United Kingdom (UK Trade Mark No. UK00003780916). All rights in the Bopperty name and marks are reserved, and no right to use them is granted by these Terms. You must not use Bopperty trade marks in a way that suggests endorsement, sponsorship, affiliation, approval, partnership, or authorisation by Bopperty where none exists.
Except as expressly permitted by Bopperty in writing, you must not:
- copy, reproduce, download, store, scrape, crawl, harvest, extract, cache, mirror, redistribute, republish, sell, license, syndicate, or commercially exploit Bopperty content;
- systematically extract or reuse all or a substantial part of any Bopperty database, report set, hub content, readiness checklist, source compilation, area-report output, or derived dataset;
- use Bopperty content to build, train, test, benchmark, validate, improve, or operate any artificial intelligence system, machine-learning model, property portal, valuation tool, location-intelligence product, search engine, database, analytics platform, or competing service;
- use the Bopperty name, logo, or any trade mark of Bopperty, or any confusingly similar mark, other than for fair dealing or permitted editorial use as described in the Press page;
- remove source credits, disclaimers, copyright notices, database-right notices, trade mark notices, correction links, or other proprietary notices;
- use automated tools, bots, scripts, crawlers, scrapers, browser automation, or similar technologies to access or extract Bopperty content;
- circumvent rate limits, free usage allowances, access controls, security controls, or anti-abuse systems.
Automated access by indexing or AI-answer crawlers is governed by Bopperty's robots.txt policy and verified-crawler programme. No implied licence is granted to any automated agent beyond what is expressly enabled by that policy. Verified crawlers receive structured insight metadata only and not full report content.
These restrictions are stated here and enforced through the combination of this agreement, Bopperty's intellectual-property and database rights, machine-readable access reservations, and technical controls.
Nothing in this Section restricts uses permitted by law, including fair dealing, lawful criticism, review, quotation, news reporting, or other uses that cannot lawfully be restricted by contract.
Bopperty reserves all rights not expressly granted.
21Prohibited Conduct
You must not:
- use Bopperty unlawfully or fraudulently;
- attempt to bypass usage allowances, authentication, access controls, or security measures;
- create or use multiple accounts to circumvent the usage allowances;
- use another person's account or sign-in codes without their authorisation;
- submit false, misleading, malicious, or abusive information;
- submit a /for-agents registration claiming PSRA licensee status that you do not hold;
- submit a /local-experts request on behalf of another person without their authorisation;
- interfere with Bopperty's systems, security, availability, or performance;
- use Bopperty to harass, defame, target, profile, or discriminate against any person;
- use Bopperty reports, hub content, or readiness check results to discriminate, screen, exclude, target, or make decisions about any person on the basis of any protected ground under equality law, including the Equal Status Acts 2000-2018 and the Employment Equality Acts 1998-2015;
- use Bopperty in a way that breaches intellectual property, database, confidentiality, privacy, data protection, consumer, equality, defamation, competition, or other laws;
- reverse engineer, decompile, disassemble, or attempt to derive source code, methodology, ranking logic, or non-public technical information;
- use Bopperty to create, support, or operate a competing product or service.
22Availability, Changes, and Suspension
Bopperty does not guarantee that the service will be uninterrupted, error-free, secure, current, or available at any particular time.
Bopperty may make material changes to the service, or discontinue features or services, for objective categories of reason: to comply with legal or regulatory requirements; to protect security or service integrity; for technical or operational reasons; or because Bopperty's commercial model changes. Where a material change or discontinuance affects account holders, Bopperty will give reasonable advance notice where practicable. Urgent changes required for legal, security, or fraud-prevention reasons may take effect immediately.
Material changes to these Terms operate prospectively only: they apply from their effective date and do not retrospectively alter your position in respect of prior use. You are always free to stop using the service, to delete your account, and to request a copy of your data as described in the Privacy Policy. Where applicable law requires fresh express acceptance of a material contractual change, Bopperty will seek your express acceptance rather than rely on continued use.
Bopperty may update these Terms from time to time. Where required by law or where changes are material, Bopperty will take reasonable steps to notify users, including account holders by email where practicable. Continued use of Bopperty after updated Terms take effect means you accept the updated Terms, except where applicable law requires a different mechanism.
Nothing in these Terms conditions, restricts, or applies to statutory communications: submissions of DSA illegal-content notices, data-protection rights requests, equality or accessibility complaints, or other legal notices, whether made through the routes Bopperty publishes or to legal@bopperty.ie, are not subject to acceptance of these Terms and do not constitute acceptance of them.
Bopperty may suspend or restrict the ability of any person to submit content or requests through Bopperty's restricted services where that person repeatedly submits manifestly illegal content, repeatedly submits manifestly unfounded requests, or otherwise misuses the service. Any such restriction will be reasoned and proportionate, will ordinarily be preceded by a warning, and will be time-limited where it takes the form of a suspension. No restriction under these Terms obstructs the statutory communication routes described above in this Section and in Section 1.
23Consumer Rights and Complaints
Nothing in these Terms excludes or limits any mandatory rights that you have as a consumer under Irish or applicable law, including any rights or remedies under the Consumer Rights Act 2022.
If you are a consumer, any exclusions, limitations, restrictions, or obligations in these Terms apply only to the extent permitted by applicable law.
If any term is found to be unfair, invalid, or unenforceable against a consumer, that does not affect the enforceability of the remaining terms where they can continue to apply lawfully.
Consumer complaints can be made through the contact form at /contact. We will acknowledge your complaint and respond as soon as reasonably practicable. Sending us a complaint does not affect your statutory rights, including any right to seek redress through the Competition and Consumer Protection Commission, the Small Claims Procedure, the European Consumer Centre Ireland, or any other available statutory or dispute-resolution mechanism.
24Limitation of Liability
This Section sets out how Bopperty's liability is limited. Section 24.1 applies to consumers. Section 24.2 applies to business and professional users. Both are subject to the unexcludable-liability paragraph immediately below.
Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded or limited under Irish or applicable law, including liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, any mandatory consumer rights that cannot be excluded, and Bopperty's obligations and consumer remedies under the Consumer Rights Act 2022.
24.1 Liability to Consumers
If you use Bopperty as a consumer, the following applies.
Bopperty supplies a digital service free of charge. Bopperty makes no warranties, conditions, or representations about the report, readiness check result, hub content, or any other aspect of the service beyond what is required by Irish consumer law, including the Consumer Rights Act 2022 and the European Union (Consumer Information, Cancellation and Other Rights) Regulations 2013.
Reports, readiness check results, and hub content are for general guidance only. They are not advice on which decisions should be based. You acknowledge that Section 7 (No Reliance), Section 8 (No Emergency Use), and Section 9 (Disclaimers) form the basis on which Bopperty is willing to make the service available.
Bopperty is not responsible to a consumer for:
- decisions you make based on a Bopperty report, readiness check result, or hub content;
- inaccuracies, omissions, delays, or classification issues in source data that Bopperty has used in good faith;
- the conduct, advice, services, contact behaviour, fees, performance, or work of any PSRA-licensed property services provider to whom a /local-experts request is transmitted (those providers act as independent controllers and providers of their own services, and Bopperty is not responsible for them);
- changes in market conditions, regulatory rules, or other circumstances after a report or result is generated.
Subject to the unexcludable-liability paragraph above, Bopperty is not liable to a consumer for any indirect or consequential loss, including loss of profit, loss of opportunity, loss of bargain, loss of anticipated saving, loss of investment return, or loss of goodwill, where such loss could not reasonably have been foreseen by both parties at the time of accepting these Terms.
Nothing in this Section 24.1 affects your mandatory statutory rights as a consumer.
24.2 Liability to Business and Professional Users
If you use Bopperty for business, professional, investment, development, estate agency, letting, financial, advisory, research, media, journalistic, or commercial purposes, the following applies.
Bopperty is provided as an online information and area-report service. Reports, hub content, and readiness check results are generated from public, licensed, third-party, and derived sources and are provided for general guidance only.
To the maximum extent permitted by law, Bopperty shall not be liable to a business or professional user for any loss, damage, cost, expense, claim, or liability arising from:
- any decision to buy, sell, rent, let, develop, finance, insure, value, market, avoid, or otherwise deal with any property, site, area, development, neighbourhood, or location;
- any reliance placed on a Bopperty report, readiness check result, hub guide, score, summary, description, source extract, map, dataset, comparison, statement, or area-report output;
- any inaccuracy, omission, delay, incompleteness, classification issue, geospatial error, source-data error, public-record error, or change in circumstances affecting Bopperty content;
- the availability, quality, proximity, capacity, catchment, suitability, or future availability of schools, childcare, transport, amenities, infrastructure, environmental features, planning context, public services, market data, or other area characteristics;
- the conduct, advice, services, contact behaviour, fees, performance, or work of any PSRA-licensed property services provider to whom a /local-experts request is transmitted;
- any loss of profit, revenue, sale, opportunity, bargain, goodwill, reputation, anticipated saving, investment return, financing opportunity, development opportunity, property transaction, or commercial advantage;
- any indirect, consequential, special, exemplary, punitive, or economic loss, whether arising in contract, tort, negligence, misrepresentation, breach of statutory duty, restitution, or otherwise.
Bopperty's total aggregate liability to a business or professional user for all claims arising out of or in connection with Bopperty or these Terms shall not exceed the greater of:
- the amount you paid to Bopperty for the relevant service in the 12 months before the claim arose; or
- €100.
If you paid no fees to Bopperty, Bopperty's total aggregate liability to you as a business or professional user shall be limited to €100, unless a lower limitation is permitted by law.
Each limitation and exclusion in this Section 24.2 is separate and independent. If any limitation or exclusion is found to be invalid or unenforceable, the remaining limitations and exclusions shall continue to apply.
25Indemnity (Business and Professional Users Only)
This Section applies only to business, professional, commercial, institutional, and non-consumer users. It does not apply to consumers.
If you use Bopperty for business, professional, investment, development, estate agency, letting, financial, advisory, research, media, journalistic, or commercial purposes, you agree to indemnify and hold harmless Bopperty, its officers, employees, contractors, service providers, and licensors from and against claims, losses, liabilities, damages, costs, and expenses arising from:
- your breach of these Terms;
- your misuse, reproduction, republication, extraction, scraping, or commercial exploitation of Bopperty content;
- your use of Bopperty content in professional advice, marketing material, property particulars, investment material, development material, sales material, media material, or client deliverables;
- your removal or suppression of disclaimers, source notes, correction links, or limitation statements;
- your use of Bopperty content to build, train, test, validate, improve, or operate any AI system, database, portal, analytics platform, or competing service;
- your submission of a /for-agents registration claiming PSRA licensee status that you do not hold, or a /local-experts request on behalf of another person without authorisation;
- your unlawful, misleading, defamatory, discriminatory, or infringing use of Bopperty content.
26Data Protection and Cookies
Bopperty processes personal data in accordance with the Privacy Policy and uses cookies and similar technologies in accordance with the Cookie Notice. You exercise data subject rights under the GDPR (including access, rectification, erasure, restriction, objection, and portability where applicable) by following the procedures described in the Privacy Policy or through the contact form at /contact (privacy category) or legal@bopperty.ie.

Bopperty operates from Ireland. Personal data is stored on EU-hosted infrastructure unless otherwise described in the Privacy Policy. Some service providers process personal data outside the EEA under appropriate transfer mechanisms, as described in the Privacy Policy.
27Governing Law and Jurisdiction
These Terms are governed by Irish law.
If you are a consumer resident in Ireland or another EU Member State, you may have mandatory rights to bring or defend proceedings in your country of residence, and nothing in these Terms limits those rights where they cannot lawfully be limited.
If you use Bopperty for business, professional, investment, development, estate agency, letting, financial, advisory, research, media, journalistic, or commercial purposes, the courts of Ireland shall have exclusive jurisdiction over any dispute arising out of or relating to Bopperty or these Terms, except that Bopperty may seek injunctive, interim, protective, or enforcement relief in any jurisdiction where it considers necessary.
