This Cookie Notice explains how Bopperty uses cookies and similar technologies on bopperty.ie.

Similar technologies include local storage, session storage, scripts, tags, and browser identifiers.

This Cookie Notice should be read with the Privacy Policy and the Terms of Use.

Before generating a report or comparing areas, users are asked to accept the Terms of Use and acknowledge the Privacy Policy and this Cookie Notice. This step does not seek consent for non-essential cookies. Non-essential cookies (such as analytics or marketing technologies) are controlled separately through the cookie settings page and are not set unless and until the user has given separate, specific, informed consent.

02What Cookies Are

Cookies are small text files placed on your device by websites. They can help websites operate, remember choices, protect against abuse, measure performance, or support other functionality.

Some cookies are set by Bopperty. Others may be set by service providers acting on Bopperty's instructions.

This Cookie Notice covers cookies and any equivalent technologies that store or access information on your device, regardless of whether they are technically classified as cookies under any particular standard. The Irish ePrivacy Regulations 2011 (SI 336/2011) Regulation 5(3) and the European Data Protection Board's guidance on the technical scope of Article 5(3) of the ePrivacy Directive apply to all such technologies.

03How Bopperty Uses Cookies and Similar Technologies

Bopperty uses cookies and similar technologies to:

  • operate the website and serve report content;
  • maintain session and security functionality;
  • support location and report-generation functionality, including pin context for the active session;
  • enforce the free usage allowances (separate report and sold-prices pools) within rolling 30-day windows;
  • prevent abuse, scraping, automated misuse, and circumvention of limits;
  • secure public forms and sign-in flows against bot abuse, including the corrections form, the /local-experts and /for-agents forms, the contact form, account sign-up and sign-in, and the agent portal sign-in;
  • maintain signed-in sessions for consumer accounts and the agent portal;
  • keep your acceptance of the Terms of Use, a record that the Privacy Policy and Cookie Notice were presented and acknowledged, and your cookie preferences;
  • diagnose technical errors and service performance.

Bopperty does not use advertising cookies, behavioural advertising pixels, or cross-site advertising technologies.

Bopperty does not use Google Analytics, Meta Pixel, LinkedIn Insight Tag, Hotjar, or similar analytics or advertising tools.

Bopperty does not deploy device-identification or browser-fingerprinting technology, and does not use any such techniques for tracking, advertising, behavioural profiling, or cross-site identification. Bopperty's network-edge security provider analyses technical request signals (such as IP address and request characteristics) to detect and block malicious traffic, as described in the Privacy Policy and in the inventory below. Bopperty's hosting provider produces aggregate, cookieless measurements of site usage and performance, described in the Privacy Policy; no cookie or device storage is involved. If Bopperty's use of cookies or similar technologies changes, this Cookie Notice will be updated first and consent requested where required by law.

4.1 Strictly Necessary

These technologies are required for Bopperty to operate, deliver the area report service the user has requested, protect the service, or maintain security.

Strictly necessary technologies include those used for:

  • session management;
  • account and portal sign-in session management;
  • recording your acceptance of the Terms and a record that the Privacy Policy and Cookie Notice were presented and acknowledged, together with your cookie preferences;
  • security and access controls;
  • abuse prevention and rate limiting;
  • enforcement of the free usage allowances (separate report and sold-prices pools) within rolling 30-day windows;
  • report-generation integrity, including the short-lived signed session cookie that holds pin context for pin-radius report sections;
  • site-wide security and bot management;
  • technical diagnostics necessary to operate the service.

Bopperty treats these technologies as strictly necessary where they are required to operate, secure, protect, or preserve the integrity of the report-generation service requested by the user. Bopperty has assessed this classification under Regulation 5(3) of the Irish ePrivacy Regulations 2011 (SI 336/2011), supported by GDPR Article 6(1)(f) legitimate interest in fraud and abuse prevention as recognised in Recital 47 GDPR, and keeps that assessment under review.

Where a technology is not strictly necessary, Bopperty will request consent before using it unless another legal exemption applies.

4.2 Functional

Functional technologies remember choices you make, such as location preferences or report settings, where those choices are not strictly necessary for the service to operate.

Bopperty does not deploy persistent functional technologies. Any such technologies require your consent through the cookie settings page before they are set.

4.3 Analytics

Bopperty does not use analytics cookies or similar analytics technologies.

Any such technologies require your consent through the cookie settings page before they are set, except where applicable law permits otherwise.

4.4 Advertising

Bopperty does not use advertising cookies, behavioural advertising pixels, or cross-site advertising technologies.

Cloudflare cookies operate across the website to provide security and bot management. This inventory is verified against the implementation and updated when the technical implementation changes.

This Cookie Notice covers cookies and similar technologies set in connection with the use of bopperty.ie. Third-party cookies set by other websites that you visit via links from bopperty.ie are governed by those websites' own cookie notices. Where a service provider sets its own first-party cookies as part of its service to Bopperty (for example, the Cloudflare cookies above), those cookies are described in this inventory.

Bopperty updates this table after each material change to the technical implementation.

Only essential cookies and similar technologies are loaded at this stage. The step lists the strictly-necessary technologies in use and tells you which non-essential categories (functional, analytics, advertising) are currently active. At the time of publication, no non-essential cookies are active.

If you do not complete the acceptance step, you cannot generate a report. You can leave the site without completing it; in that case Bopperty does not record an acceptance event.

Strictly-necessary technologies are loaded under the strictly-necessary basis described in Section 4.1.

You can change your cookie preferences at any time at https://bopperty.ie/cookies/settings. Changes apply to future processing. Acceptance records are retained as described in the Privacy Policy.

If Bopperty introduces functional, analytics, or advertising technologies in future, the cookie settings page will present those categories separately from acceptance of the Terms and acknowledgement of the Privacy Policy. Optional cookie categories will not be bundled with Terms acceptance, and consent for non-essential cookies will be specific, informed, freely given, and unambiguous, in line with GDPR and Data Protection Commission guidance.

Where consent for any non-essential cookies is withdrawn, Bopperty stops setting the relevant non-essential cookies and, where technically feasible, deletes or expires existing non-essential cookies set by Bopperty.

Bopperty does not use dark-pattern consent design. Rejecting non-essential cookies, where any are present, is at least as easy as accepting them.

07Browser Controls

You can also control cookies through your browser settings. Most browsers allow you to block, delete, or restrict cookies.

Blocking some cookies or similar technologies may affect Bopperty's functionality, security, free-usage controls, or report and comparison features.

Bopperty may update this Cookie Notice if its use of cookies or similar technologies changes.

The updated version will be published on bopperty.ie with a new effective date. Where changes are material, Bopperty may take additional steps to notify users (such as posting a notice on bopperty.ie, requesting re-acknowledgement of the cookie preferences through the click-acceptance step on the homepage, or sending an email to email-subscribed users).

Material changes to the categories of recipients in the Privacy Policy (such as adding a new category of recipient that processes cookie or device data) are notified in line with the Privacy Policy.
